"DPE" OR THE FRENCH VERSION OF EPB, WHAT IS IT ?


  • DEFINITION


The Energetical Perfomance Diagnostic (DPE) is a mandatory document in France to sell* or rent a property.


Made by a certified diagnostician, the main purpose of this document is to establish a clear vision on the energical consumption of a property concidering its equipments (insulation, warming system, cool system, hot water system, lighting) and the gaz emissions.

After a technical survey the diagnostician give a rate to the property, between A (high performance, low consumptions) and G (worst performances, high consumptions)

  • LENGTH

The DPE is valid for 10 years*. An other DPE has to be realised before the 10 year delay if some renovations have been done.


* Unless those made between the 1st january 2018 and the 30th june 2021, which are valid until the 31th december 2024, and thos made between the 1st january 2013 and the 31th december 2017 which are valid until the 31th december 2022, because of the changing calculing mode.


  • COST

The price depend of the location and the sqm of the property.

In Gets for example, you should count around 360 € for a chalet and 220 € for an apartment


From april 2023, depending on the DPE result, there will be an obligation to make an energetic audit have recommandations on which renovations to make, their price and the amount of the savings that it should generate. The cost isn't know yet but should be higher than the DPE.


  • THE DPE PURPOSE

Originally an exclusively informative document allowing buyers and tenants to be informed of the energy expenses of a property and being able to compare different properties with each other, it now has a binding legal value. Indeed, the DPE has become a real restrictive legal document since the 1st july 2021, and the rules are gradually introducing rent freezes, rental bans, and soon renovation obligations for the lowest-rated properties. Provisions that have direct consequences on real estate investments and their financing, even impacting our local real estate market, which has been preserved until now.


  • SANCTIONS

Now the DPE became restrictive, the seller or the renter who doesn't establish the DPE, does not transmit it or transmits false informations may be prosecuted by the purchaser or the tenant in order to obtain damages or compensation, cancellation of the sale or lease.
